The office will schedule a visit, a project manager walks your property and covers what is possible within your budget and your city's requirements, then we follow up with a formal written proposal that includes a cost and time estimate.

Yes, with two exceptions we put in writing up front. Your contract price holds unless you change the scope of work, or we uncover hidden problems that could not be seen before demolition, such as wood rot or structural damage. Any change is itemized in writing and signed by you before the work proceeds.
It depends entirely on scope, materials, and the condition of your home, so we won't quote a number sight unseen. The complimentary consultation ends with a formal written proposal that puts a firm figure on your specific project, and we'll talk through where to hold contingency for what demolition might reveal.
We do. Bay Builders completes the permit application and pulls the building permit for you on every project. One thing to budget for: permit fees are set by your city and are not included in our written proposal, so they are billed separately.
It depends on the room. A bathroom remodel typically takes 3 to 4 weeks and a kitchen 6 to 12 weeks, while a home addition runs about 4 to 8 months from design through construction. Your written proposal includes a time estimate for your specific project.
Almost any real remodel. Work that touches framing, plumbing, mechanical systems, or electrical wiring generally triggers one, and every city writes its own rulebook, the rules in San Jose are not the rules in Palo Alto. You never deal with the counter yourself: we confirm your city's requirements, complete the application, and have the permit in hand before demolition starts. Do leave room in the schedule, though. On bigger jobs like room additions, plan review alone can run several weeks.
That depends on scope, so we would rather assess it on site than promise here. The disruptive stretch is the structural work, when demolition, framing, plumbing, and electrical are open.
