Why this room

The smallest room takes the most daily use.

The bathroom opens your day and closes it. Getting it right means a tub deep enough to actually stay in, a shower with room to turn around, and warm light exactly where the mirror needs it.

And it holds its value

Scope

One contract covers the whole room.

A bathroom is the smallest room we rebuild and the least forgiving; every trade passes through it. So we run it like a whole-home remodel in miniature: one project manager, every trade coordinated, and you kept in the loop as the work moves.

  • Design, either direction. We develop the plan with you in-house, or price and build straight from drawings your own designer already made.
  • Layout changes. Walls moved or removed, and the room expanded when the floor plan allows it.
  • Plumbing and electrical, relocated. Toilet on the wrong wall? No light over the mirror? Supply lines, drains and circuits reroute so fixtures sit where the new layout wants them.
  • Tubs, toilets and walk-in showers. Removed, upgraded, or installed where none stood before.
  • Custom vanities and closets. Built to the room's dimensions with countertops to match, not pulled from a catalog.
  • Floors, lighting and mirrors. Tile, vinyl or laminate underfoot, plus the fixtures and glass that finish the room.
  • Shopping, accompanied. There's no showroom; we shop fixtures and materials with you so your options are never limited to one supplier's stock.
  • Permits, handled. We complete the application and pull the permit ourselves.
  • Every trade, one manager. Plumbers, electricians and tile setters all answer to your Bay Builders project manager.

The fine print, up front

Your contract names a fixed price, and it stays fixed unless you change the scope or we uncover hidden damage: wood rot, say, or a structural surprise. The one caveat: permit fees sit outside the written proposal.

From first call to final walk-through.

Walk the room

The office schedules a complimentary on-site consultation. An HIS-registered project manager covers what's possible, what your city requires, and writes a formal proposal with cost and timeline.

Design and select

Layout, tile, fixtures, vanity, decided with you and shopped with you. The proposal becomes a fixed-price contract before demolition starts.

The 3-4 week rebuild

Demo, rough plumbing and electrical, then tile and finish work. One dedicated PM, near-daily updates, change orders itemized over DocuSign, and a workmanship warranty behind it all.

Get these right up front and the build itself is the easy part, true with any contractor, not just this one.

Plan around your mornings

The layout has to serve the people who queue for it at 7 a.m. and suit the house it sits in. Sometimes that means making the existing footprint work harder; sometimes it means drawing a new plan entirely.

Choose materials for the decade

Prefab or custom vanity, quartz or granite, marble or ceramic tile, every pairing trades upfront cost against years of wear. We walk you through that durability math before you commit to any of it.

Lock the budget early

We dig into what you actually need before writing the quote, and can render the finished room in 3D before demolition, so the mid-project change orders that swell other budgets never get a foothold. From there the contract price holds; the exceptions are the ones named in the contract itself.

Hire on evidence

Is a bathroom actually worth remodeling?

By the numbers, yes. No room absorbs more daily use per square foot, and few get a harder look from buyers when the house eventually sells, so the money tends to stay in the property. The honest caveat: if all you dislike is a faucet or a paint color, you don't need us yet.

How much does a bathroom remodel cost in the Bay Area?

Most single-room renovations land between $10,000 and $50,000 depending on scope, and we suggest holding a 10-20% contingency on top. Your written proposal names a fixed price; it changes only if you change the scope or demolition uncovers something no one could see behind the walls. Permit fees are the one line that sits outside the proposal.

What actually moves the price?

Structure first: moving a wall costs more than keeping it, and relocating plumbing or rewiring costs more than reusing what's in place. Then finishes, quartz versus tile on the counter, the grade of tub and faucet you fall for, right down to the hinges on the vanity doors. The proposal itemizes it, so you can see which choices are doing what to the number.

Can you give me a price over the phone?

A rough one, yes, describe the room and what you want changed, and we'll offer an honest ballpark on the call. A firm number takes an in-home visit, because photos hide exactly the things that change bids. The visit is complimentary either way, and the figure arrives in writing.

What decides whether it takes three weeks or four?

Construction itself runs 3-4 weeks. The wider schedule hangs on two things: how complex the design gets, and how quickly your chosen materials arrive. Both are settled before demo day, the proposal from your complimentary consultation includes an estimated completion date in writing.

Do I need to hire the plumber and electrician myself?

No. Bay Builders is a B-class general contractor, so every trade on the job works under our project manager, and we complete the permit application and pull the permit as well. If what you actually want is a bathroom where none exists, as part of a primary suite, for instance, that's a room addition, and we build those too.

Do you take small jobs, say, a leaking shower valve?

No. We build, we don't patch. Repairs, replacements, insurance work and permit remediations sit outside what we take on; for those you want a handyman or a specialist, not a general contractor. Where we do go beyond bathrooms: additions and ADUs, whole-home remodels and ground-up custom homes.
