If the foundation under your current house is sound, we can take down everything above it and rebuild from there. On paper the project is a remodel, not new construction, a distinction that pays off three ways.
It doesn't cramp the design, either. Our flagship case added 700 square feet to the main floor and another 300 upstairs. And when keeping more of the house makes sense, a whole-home remodel or a room addition may serve you better. We'll say which at the first meeting.

We do. Bay Builders completes the application and pulls the permit for you.
It depends on the lot, the size of the house, and how quickly your city moves plans through review, so we won't quote a number here. What we will do is put one in writing for your specific build: the formal proposal you receive after the complimentary consultation includes a completion estimate, before you sign anything.
Either. We design in-house as a design-build team, or we collaborate with the architect or designer you've already hired. Both routes come with photorealistic 3D renderings, revised until you approve, and we shop fixtures and materials with you instead of steering you around a showroom.
There's no honest one-line answer: the lot, the square footage, and the materials move the number too much. What we can do is walk your property, tell you what your city will allow, and put a real figure in writing, the complimentary consultation ends in a formal proposal with a cost and a timeline, and the contract price moves only for scope changes you request or hidden problems no one could see.
